The Difference a Cover Letter Makes

As some of you who follow our Designer Anne Nowak’s Instagram page @scotch_house_interiors know, she will be leaving Nail & Key this spring. She will be moving to Kentucky with her family to be near extended family and pursue a career opportunity for her husband John.  Since she just went through the offer process in Louisville we wanted to pick her brain on a technique she used that helped her win her home in a multiple offer situation and how listing with Nail & Key means this strategy is in our toolbox to help YOU as well.  

This past weekend I was in Louisville doing school tours and house hunting in preparation for our move this spring. I really hadn’t planned on making any offers but fell in love with a home and knew it wouldn’t be on the market for long. As we were planning to submit our offer we got word 2 others would be coming in that had (cringe) better closing terms than ours. I knew this was the perfect home for us and could not lose it over “terms”! That was the light bulb moment. It was obvious that the owners had truly valued and cared for this home and I prayed that meant they’d value who was purchasing it as well.  In multiple offer situations, buyers need an edge! Sometimes ALL the offers coming in are good ones so how do you stand out? Well…Staging! Just like in the way staging a home helps a sale, “staging” your offer can set you apart from the crowd.  

Enter: The “letter"  

Nail & Key co-founder Davis Scott shared his letter strategy with me and even sent us a template to base ours off of. Submitting the “letter” with your offer will humanize the offer process. People have connections to their homes. They are a tangible representation of a family. You can't get much more personal than that. The “letter” embraces that. It comforts sellers and assures them they are leaving their home in good hands. This emotional connection can help secure your offer over others by relating to your sellers. Introducing yourselves or your family, complimenting the homes features (don’t go overboard), touching on community ties and assuring your seller you will value the home as they have goes a long way and makes a lasting impression that ease’s the emotional transition of selling a home and can encourage a seller to chose you over the rest! In the end, the agent told us it was close but really came down to the letter! They accepted our offer (although it had the longest closing date), simply because we were able to think outside the box by connecting with the buyers in a meaningful way.  

Moving out of state and leaving this team was one of the hardest parts about making this decision for me. Nail & Key is more than a real estate group, they are a family. I wish them nothing but the best in this and all their amazing, humble charity work. I know they will continue to do great work for their clients and I’m a perfect example!
